Your valuation and sale plan will be ready within one business day. To speed things up, message us on WhatsApp — we will confirm the floor, the view and the condition of the finishes.
The price is built on registered DLD transactions, not on listings. A free valuation, a sale plan with a realistic timeline — and the deal closes remotely if you are not in the UAE.
Free. A valuation, plus what would actually raise the price.
A property is listed, and the first weeks pass without enquiries. After a month comes the first price reduction, after two — the second. By the fourth month the price sits well below where it started, and the sale has not happened.
This outcome is usually put down to the state of the market. In reality it is most often down to one thing:
a price set without reference to data on actual transactions.
Illustrative example · 2-bedroom units in one building, 12 months
A price is usually set by looking at neighbouring listings in the same building. But a listing shows the sum a seller wants. It does not mean anyone paid it.
The sum of a completed transaction is registered with the Dubai Land Department. That is the price the market actually pays for apartments in your building.
The valuation is built on the second figure:
the history of registered transactions in your building;
the median of four independent sources: DXB Interact, PropMonitor, Bayut, PropertyFinder;
the characteristics of the property: floor, view, layout, condition of the finishes.
Goals review. Why you are selling and by when — everything else follows from this.
Free valuation and a calculation of the final amount after all costs.
Strategy and plan: opening price, review points, the date we aim to transact by.
Property preparation: improvements that pay for themselves, home staging, professional photography.
Direct outreach to our closed buyer base — before the property appears on the portals.
Listing on Property Finder and Bayut, targeted advertising and performance marketing.
Partner network: the property is distributed to partner agencies and brokers; your manager coordinates their work.
Prepared viewings.
Response tracking: views, enquiries, feedback from viewings. A decision to adjust the price is made on the data, not because time has passed.
Monthly reporting: a consolidated report for the owner — views, enquiries, market response, the status of each buyer and the plan for the month ahead.
Buyer verification and legal support — through to the funds reaching the seller.
Tax consultation: exiting the asset with the lowest tax exposure.
Sell & Invest: a new property for reinvestment, or transfer into management.
The timeline is not drawn from market averages. It is calculated from the property itself — type, area, building, condition — and from the objective the owner sets.
The price is set at the level of fast demand, with preference given to cash buyers. A shorter timeline is bought with price.
The property is prepared and the work is aimed at the right buyer. The timeline is longer, the final figure higher.
The property goes out at a price set for the objective, with review points agreed in advance.
The timeline and the sale plan are set before the property reaches the market — at the same time as the valuation.
We already have buyers with defined search criteria, including for your building and area. The property goes to those lists before it reaches the portals, and some deals close at this stage.
Outside brokers and agencies are brought into the sale. Space8 pays their fee; it does not affect the seller’s costs.
Photography, home staging, targeted advertising and performance campaigns are paid for before the sale, not after.
Requests are anonymised; the list is illustrative.

Drag the handle to compare.
Once listed, the property stays under observation. Each month the owner receives a consolidated report on where it stands in the market.
The competitive field. We track properties coming to market in the same building and area: price, condition, presentation. A comparable listing at a lower price changes the conditions for your property — that is recorded and factored into any pricing decision.
Transactions in the building. Every newly registered transaction sharpens the picture of actual prices. The valuation made at the outset is revisited as data comes in.
Market response. Views, enquiries, feedback from viewings. The movement in these figures shows whether the current price and presentation are working.
Recommendations. At the end of each month — what is worth adjusting: the price, the visual presentation, the emphasis in the listing, or the preparation of the property.
The calculation may show that the moment is wrong and the property would go well below its potential. In that case we say so plainly and offer an alternative.
Property management is part of the Space8 cycle: selection and strategy, purchase, renovation, management, exit — all with one team. So the alternative to selling is not advice to wait, but the next stage of the same work. The property moves into management without a change of team, starts generating income, and we return to the sale when the numbers justify it.
back to the sale when the numbers justify it
Space8 acquires properties for its own portfolio. If yours meets our criteria, we will consider a direct purchase.
A date and certainty: no viewings, no waiting for a buyer, no risk of a mortgage falling through.
In that deal we are the buyer, not your agent. Its purpose is speed rather than the highest price, and we say so plainly.
The decision follows the valuation. A declined buyout does not mean there is anything wrong with the property: portfolio criteria and market appeal are different things.
Space8 was founded by investors rather than brokers.
Artem Malaga and Alexander Kovalev came into Dubai real estate from development and business, with more than fifteen years of international experience. The company grew out of their own practice in this market: returns here were being calculated from developers’ brochures, and the resale market was poorly served.
Space8 supports the client at every stage of the cycle — selection and strategy, purchase, renovation, management, exit — with one team. Legal support is handled in-house; Space8 is verified with the Dubai Land Department (DLD) and RERA.
The valuation draws on our own analytics platform:
We will show you the history of registered transactions in your building. A price above that level means months of waiting and subsequent reductions, and the buyer can see that history in the listing.
That is not in itself a reason to cut the price. First we examine the response: views, enquiries, feedback from viewings, the competitive field. The point at which we revisit the price is set out in the plan in advance.
It depends on the property and the objective you choose: speed first, price first, or a combined approach. We give you the timeline together with the valuation. We do not guarantee either the timeline or the price, but the ones we name are realistic rather than convenient.
The deal closes remotely under a special power of attorney — we help you prepare it, and it is issued online through Dubai Courts. Funds come directly to you: the cheque is made out to the owner named on the Title Deed.
The NOC — the developer's no-objection certificate for the sale, required in every transaction. The amount depends on the developer and the property; we will give you the figure for your case. Everything else arises only by your decision: preparing the property, where the calculation shows it pays for itself.
Because the market almost always pays more. A buyout is a tool for the case where the date matters more than the sum. If the market gives notably more for your property, we will tell you.
In practice it slows the sale down: the property appears on the portals in several versions at different prices, the buyer sees inconsistency, and nobody invests in preparing it.
Send us the details of your property — we will come back with a valuation based on registered transactions and a timeline set for your objective.
